These General Terms and Conditions govern the booking and short-term rental of the properties listed on the website (hereinafter referred to as the “Properties”), carried out through the online booking engine.

The contract is concluded between:
the **Customer** (individual or legal entity making the booking)
the **Manager/Property Owner**

2. Booking Methods
Bookings can be made:
through the official website
via the integrated booking engine
A booking is considered confirmed when:
the Customer receives a confirmation email
and the required payment (full or partial) has been made

3. Prices and Payments
Prices:
are expressed in Euros (€)
may include or exclude local taxes (e.g. tourist tax)

Accepted payment methods:
credit/debit card
bank transfer (if applicable)
other systems indicated in the booking engine

The Manager reserves the right to:

request a deposit or advance payment
temporarily hold funds as a security guarantee

4. Cancellations and Refunds
Cancellation policies vary depending on the selected rate.
Standard example:
free cancellation within X days before arrival
after this deadline: penalty up to 100% of the stay

In case of:
no-show → no refund
early departure → no refund for unused nights

5. Check-in and Check-out
Check-in: from 3:00 PM
Check-out: by 10:00 AM

The Customer is required to:
provide valid identification documents for registration
follow the instructions received prior to arrival

6. Use of the Property
The Customer agrees to:
use the property with due care
respect the maximum number of guests
avoid causing any damage

It is strictly prohibited to:
sublet the property
organize unauthorized events
disturb neighbors
smoke inside the property

7. Security Deposit
A security deposit may be required:
held temporarily or paid upon arrival
refunded after inspection of the property
Any damages will be deducted or charged accordingly.

8. Liability
The Manager:
is not responsible for lost or stolen items
is not liable for disruptions caused by force majeure
The Customer is responsible for:
any damage to the property
the behavior of all guests included in the booking

9. Changes and Cancellation by the Manager
In case of unforeseen circumstances, the Manager may:
offer an equivalent alternative solution
provide a full refund of the amount paid

10. Applicable Law and Jurisdiction
These terms are governed by Italian law.

For any disputes:
the competent court is that of the Manager’s registered office (without prejudice to consumer protection regulations)
